What to Expect for Your Money in Naples
As with anywhere, Naples has a variety of homes for all sorts of budgets. Here is a rough guide to what to expect to be able to afford in each price bracket.
Between $100k-$200k is the lowest price bracket you can reasonable expect to afford to buy in the area. The properties in the bracket will be workforce housing and apartment buildings converted into condos. The areas will vary as will the amenities you can expect. You may get a communal pool but not much else.
Single family homes within a community will start around the $250k mark. There may be foreclosure or short sales below this so keep your eyes open if you are after one of these. Generally these communities are within half an hour drive from the beach. The term Single Family Home is a bit of a wide one, because you can get a basic one in a basic community for $300k all the way up to a nice one in a lovely community for $3 million.
Golf is big in Florida as everybody knows. There is a big market in homes on courses or in communities with golf privileges. A smaller basic condo can be bought for $150k upwards and for a little over $200k you could get one on a championship course. If you wanted a house on one of these areas then you are looking at least $400k upwards.
The biggest feature of our area is the beach. If you wanted somewhere on the beach then you will need at least $700k even for a smaller place. A great property with a great view will be anything from the $700k to $5 million mark with a good view. A single family home on the beach is at least $1 million.
If you don’t mind a little walk to the beach then single family homes can be found for as little as $300k in some areas.
As the current financial climate is still al little unsure of itself, there are bargains to be had in most areas. You have to keep your eyes open and be prepared to move quickly to snap up a bargain before someone else will.
